Buyers are always kept current and up to date with all the new listings coming on the market and those that are active in their criteria of interest.

One of the first things buyers need to do is to be PRE-qualified, but in the current market one must be PRE-approved for a loan. To make an offer with out your financial data being in order is ill advised, especially for seriously buyers. Be sure to go over all loan programs available for your income and find out what you qualify for and for you to know all the necessary requirements from the down-payment to the closing cost! Do not guess!

It very important for buyers to have an understanding of the projected homeowners expenses and miscellaneous cost such as property taxes so to realistically account for what one can actually afford. Once the "cost" is established then its time to start looking for that special property in your price range.

Buyers should start looking at the areas that are of interest on the MLS . The MLS is the main data base that all real estate search sites tap; the main data base. If you are selling your property than it is well advice to have it listed on the MLS for maximum exposure.

Note: Buying a Short Sale, a short sale means the seller's lender is accepting a discounted payoff to release an existing mortgages discounted price the bank most likely will accept might bring the price in line with the current market value, not below it. Foreclosures properties REO, this time the bank owns the property, but basically same process to buy. The banks are the sellers and they set the conditions, with little or no negotiation. When you make an offer, never give up your right to investigation the property conditions and be sure the offer is subject to inspections. Either way, have your loans and/or cash handy.
