Just briefly, if you decide to sell there are a few things to think about right off which is the listing price, disclosing the properties condition and then preparing its appearance for showings.
How to come up with a listing price? One way is to check out your surrounding neighborhood for comparable properties that have SOLD from the last 3 to 6 months, including pending and active. Your selling price is a factor to those recently sold properties. But of course, you as a seller, will determined what you want and wait and see what the market will bring.
For a CMA, comparable market analysis, it is one way to get an idea of how the market is actually currently preforming for active, pending and sold properties. Just send an E-Mail to me with your criteria for information.
Besides the list price, the number one priority for any seller is to fully disclose your properties condition. There are many disclosures and statements to fill out as to what you know about your property and its condition. All forms are required and they are to be completed to the best of the seller’s knowledge and recollection. This is the area that is utmost important to a buyer, so to know the actual condition.

The above advice is for the straight sales and not necessarily for the short sale or REO/bank owned properties. When it comes to those sales the homeowner has no further interest in the condition, including the bank if it is foreclosed.
Making an offer on a short sale and REO/bank owned property, the bank for the most part will consider offers at the current market value. The bank does not care the condition of property. Buyers need to be aware. Do your inspections!
